Miller Bates, LLC is a private money lender based in Salt Lake City, Utah. We originate and service short-term bridge loans for real estate investors and developers across the Western United States, and we offer loan investment opportunities to accredited investors.
Miller Bates, LLC was founded in 2015 by Dick Miller and David Bates. The team has more than 20 years of continuous private-lending history.
Since Miller Bates was formed in 2015, we have foreclosed on 8% of the loans originated (as of December 2025). Each time, we evaluate why the borrower lost the property and what we can learn from the situation to improve future loan opportunities.
Primarily short-term bridge loans secured by real estate. We lend on residential and commercial land, as well as commercial buildings, ranging from $750,000 to $4,000,000.
Loan rates typically range 10%–13% APR with LTV up to 65%. Original terms run 3–12 months with optional 1–12 month extensions, which can be exercised if the loan is in good standing. Every loan is secured by a first-position deed of trust on real property plus the borrower's personal guaranty, closed through a title company and attorney.

Investors elect to participate in a specific loan and purchase a percentage of that specific loan through a Note Participation Agreement. Minimum investment is $50,000 per project. Funds are not commingled across loans. Monthly interest payments are distributed from performing loans during the active life of the loan.
Yes. Investment opportunities are limited to accredited investors as defined under Regulation D of the Securities Act of 1933. Self-certification is part of the sign-up flow.
Every loan is closed with an attorney and title company and recorded as a deed of trust on the underlying property. In a default scenario, Miller Bates manages the workout — which may include a negotiated resolution, forbearance, or foreclosure — with the goal of protecting investor capital secured by the property.
